New Roofs

New roofs have such curb appeal. So one of the things we’re going to do is  remove all the old shingles, felt paper (underlayment) and nails. We replace all rotten wood.  We remove and install new drip edge. On this house we prepped, primed, and painted the interior and exterior. T&L Contractors, Inc. landscaped the front and back yard. 


We inform the customer that we are going to take all necessary steps to make sure the project is done right. This includes rotten wood replacement, which is potentially the only thing that will not be included in their quote since we cannot accurately assess it. How we handle it is we will replace any extra rotten wood at a rate of  $5.50 per square feet. If there is any and that will be added in with a contract change at that time.

We look in the attic, look outside for gutter spikes backing out, and nail pops in shingles, look at the Fascia and the Gable Ends. Look at trouble areas around flashing, in valleys, around chimneys, also a sure sign of rotten wood is deep warping and discoloration or staining in the attic.  T&L Contractors, Inc does not cover or patch rotten wood, which is merely hiding problems, not fixing them.

Roof Repair

The next thing we’re going to do is put on a protective layer of underlayment. This layer is very important, because if any water gets under the shingles, this is the next layer of defense to protect your home. In your area, local code requires we use (15 pound) minimum. However T&L Contractors, Inc. standard is higher than local codes, because we’ve found this is a better protective layer when we use 30 pound. Here, feel these two samples (offer the customer both a 15# and a 30# sample) and tell me which one you’d prefer up there protecting your home. 

Roof Ventilation

The next thing we are going to do is apply a layer of ice & water shield in areas of your roof where water damage is the most common. This is an extra, 100% waterproof layer of protection. Have you ever heard of ice & water shield? Let me explain why it’s so important. 

The most commonly damaged areas of a roof which allow water leaks that end up causing damage in the home are the valleys and the eaves. One reason for this is because if you don’t have correct insulation. Some homes don’t have adequate insulation or adequate ventilation. These are two areas that we can take care of for you as part of a complete roofing system.
